Long amortization keeps the new payment manageable, even on a larger loan.

What is a CRE cash‑out refinance?

A commercial real estate cash-out refinance replaces your existing property mortgage with a new loan sized to the property’s current value, and pays you the difference between the new loan and the old balance in cash at closing. If your building is worth $2 million and you owe $900K, a refinance at 75% of value puts roughly $600K in your hands, minus closing costs, while you keep the property.

The reason owners choose this route over other funding products is simple economics: real estate collateral earns real estate pricing. Rates are lower, terms run up to 25 to 30 years, and the amounts are larger than anything unsecured. It is some of the lowest-cost large-block capital available to a business owner.

Before you move forward, your advisor shows you the estimated proceeds after paying off the existing loan and closing costs, the new payment, and the full fee structure. You see the complete picture up front.

How it works

1Request in about a minute. Share the basics in the short form. No documents needed to start.

2Review with your advisor. A real person reviews the property, the existing loan, and your goals by phone, and estimates your cash‑out proceeds.

3Appraisal and underwriting. The property is appraised and the file is underwritten on value and cash flow. Your advisor drives the file and keeps you updated.

4Close and cash out. The new loan pays off the old mortgage, closing costs are settled, and the remaining proceeds wire to you, typically within a few weeks of a completed application.

CRE cash-out refinance FAQs.

Most cash-out refinances go up to about 75% of the property’s current appraised value, minus the payoff of your existing mortgage and closing costs. Your advisor estimates your net proceeds on the first call, before you commit to anything.

Owner-occupied and investment commercial properties, including warehouse, industrial, office, retail, medical, multifamily, and mixed-use. The property’s value, condition, and cash flow drive the approval. Your advisor confirms eligibility for your specific property type up front.

Plan on a few weeks from completed application to closing. The appraisal and underwriting steps are real, and they are what earn you real estate pricing. Your advisor gives you a realistic timeline on day one and drives the file throughout.

Sending the short form does not run a credit check. A refinance does involve a full credit review, and your advisor explains exactly when and how credit is pulled before anything happens.

By the new loan amount, the rate, and the amortization term, often up to 25 to 30 years. Underwriting also tests the property’s or business’s cash flow against the payment (debt-service coverage). Your advisor models the payment scenarios with you before you proceed.

Standard costs include appraisal, title, and lender and closing fees, typically settled out of proceeds at closing rather than out of pocket. Your advisor shows you the full fee structure and your net proceeds in writing before you sign.

Once funded, the proceeds are yours: expansion, acquisition, equipment, renovations, paying off expensive business debt, or working capital. There are no restrictions on how you deploy the cash across the business.
